A one-bedroom in Thong Lo asks about THB 21,000 more a month than one in Bang Na. That gap is an estimate from the two averages.

A second aggregator lists starting rents, not averages. They are THB 12,000 at On Nut, THB 15,000 at Ari and THB 22,000 on Sukhumvit. Silom-Sathorn starts at THB 25,000 and Thonglor-Ekkamai at THB 28,000.

Across Bangkok a one-bedroom runs from THB 12,000 to THB 55,000.

How the areas differ

  • Sukhumvit is the main expat corridor with BTS access.
  • Ari has a more local feel and a growing expat presence.
  • On Nut is a more affordable extension of Sukhumvit with local markets.
  • Silom-Sathorn is a business district with embassies.
  • Thonglor-Ekkamai is an upscale area.

International schools

The ISAT directory lists 207 member schools across Thailand. Its Bangkok province filter returns 98.

The largest group of Bangkok members has a Wattana address, on the Sukhumvit sois and around Ekkamai. Other members sit in Sathon, Yan Nawa, Bang Rak, Prawet, Khlong Toei, Bang Na and Chatuchak.

The directory searches by name, location, curriculum, year levels, accreditation and boarding option. It gives no tuition fees, so ask each school for its current fee list.

Reaching the immigration office from each area

The Bangkok immigration counters are in the Government Complex on Chaeng Wattana Road, Lak Si. The office is open Monday to Friday, 08.30-12.00 and 13.00-16.30.

The office recommends the SRT Dark Red Line to Lak Si Station. Take Gate 3 out of the station, then a taxi or motorcycle taxi to Building B, Gate 2.

Counters A and B take the notification for a foreigner who has stayed over 90 days (TM.47). They also take the TM.30 notification. Counter K handles short-term extensions for visa exemption at IT Square Laksi Plaza. See the Bangkok immigration office guide.

On the Red and Purple lines a general passenger pays at most THB 40 a day. The cap runs from December 2025 to November 2026.

Lease rules for a Bangkok flat

Who the notice covers

The Contract Committee notice of 2025 applies to an operator who rents out three or more units. A person who rents out one condo does not meet that test.

Dormitories under the Dormitory Act and hotels under the Hotel Act are outside the notice. A short-term lease under it runs no more than three years.

The notice applies ninety days after its Royal Gazette publication of 6 June 2025. A landlord with fewer than three units is outside that test, so ask for the deposit amount and refund date in writing.

Deposit and advance rent

A short-term lease may not let the operator collect advance rent and deposit above three months of the monthly rent together. Advance rent is held as security and is either returned at the end or applied to the last month.

At the Ari average of THB 22,100, three months is about THB 66,300. At the Thong Lo average of THB 35,200, it is about THB 105,600. Both are estimates.

The lease may not let the operator forfeit the deposit or advance rent when you are not at fault. It may not let the operator change the rent before the lease ends. It may not allow entry without telling you beforehand, except in an emergency.

Getting the deposit back

When the lease ends, the standard form says the operator returns the deposit within seven days if you caused no damage. The clock starts when the lease has ended and the operator has the unit back.

If the operator deducts the cost of damage, it returns the remainder within fourteen days.

  • You are handed one signed copy of the lease at signing.
  • The operator prepares a record of the unit’s condition attached to the lease.
  • The rent and utility bill reaches you at least three days before the due date.

Water and electricity bills

A landlord may charge water and electricity no more than the state rate and may add no service fee or profit. Electricity must not exceed THB 4.88 per unit. A lease term setting rates above the utility’s own rate is barred.

The rule comes from the Contract Committee notice on residential building rental, B.E. 2568. An operator who breaks it faces up to 1 year in prison or a fine of up to THB 200,000, or both.

If you are overcharged, call the OCPB hotline 1166 or complain through the OCPB Connect application.

Moving in: TM.30

The house-master, owner or possessor of the residence must notify immigration within 24 hours of a foreigner taking up residence. For apartments and rented houses, the owner, landlord or operator files form TM.30.

Failing to notify carries a fine of up to THB 2,000. The residence notification guide has the full process, and the later reporting guide covers what follows.
